How to read these figures
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Biloxi home worth.”
Median sale price is the middle price of homes that actually sold that month, and it jumps around: Zillow’s Biloxi figure was $220,000 in March 2026, $262,150 in April, $299,900 in July and $248,400 in August. Read the trend over several months, not one.
Days to pending counts the days from listing to an accepted offer. Zillow does not publish the figure for Biloxi alone, so the table uses the Gulfport metro area.
The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA’s closest area is the Gulfport-Biloxi metro. It is a measure of change, not a price, and it rose 3.54% in the year to the second quarter of 2026.
The Census Bureau’s 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Biloxi at $203,200. That survey asks owners what they think their home is worth and covers 2019 to 2023, so it runs below current market figures.

Method
Zillow figures are taken directly from Zillow’s public CSV files for the row “Biloxi, MS” (Harrison County) and the matching county and neighbor rows. Year-over-year changes compare the same month a year earlier. FHFA changes compare the second quarter of 2026 with the second quarter of 2025. We do not adjust, forecast or blend any of these figures. The next refresh follows Zillow’s monthly data update.
