West Biloxi is the western half of the peninsula, from the Gulfport city line to Keesler Air Force Base. The City of Biloxi’s comprehensive plan, adopted in December 2009, treats it as one of the city’s four neighborhood planning areas and describes three parts: a “destination district” of attractions along U.S. 90 and the beach, a commercial corridor along Pass Road and single-family neighborhoods in between and along the Back Bay.

What this means for you

  • Home value: $205,581 in ZIP code 39531 in September 2026, according to the Zillow Home Value Index.
  • Nearest interstate exit: I-10 exit 44 (Cedar Lake Road), by way of Popp’s Ferry Road and the Popp’s Ferry Bridge.

Where it is

The plan’s planning area map runs West Biloxi from Debuys Road at the Gulfport line east to Keesler Air Force Base, with the Mississippi Sound to the south and the Back Bay of Biloxi to the north. A strip along the beach south of the base, reaching toward White Avenue, is also in West Biloxi. U.S. 90 and Pass Road are the main east-west roads, and U.S. 90 is the only continuous link to East Biloxi. Most of it is in ZIP code 39531; Keesler has its own ZIP code, 39534.

The plan names the Mississippi Coast Coliseum and Convention Center, Edgewater Mall and Beauvoir as regional draws on U.S. 90, and lists the Veterans Affairs medical center and the National Cemetery on the VA property among West Biloxi’s landmarks.

Homes and flood risk

The plan says most of West Biloxi sits higher than East Biloxi and outside designated flood hazard areas, but the south side of U.S. 90 and parts of the north side are in the velocity zone, and land between Pass Road and the CSX rail line and along the Back Bay is in the 100-year floodplain. Check a lot on FEMA’s flood map; see our building permits and zoning guide.

Schools

The Biloxi Public School District’s attendance zones map, last revised in 2011 and linked from the district’s zones page, splits West Biloxi between two elementary zones: Popp’s Ferry Elementary on the west side and Back Bay Elementary on the east side toward Keesler. The map labels Back Bay by its former name, Jeff Davis Elementary. The line runs north-south through the middle of West Biloxi, so check the map or ask the district for a specific address. Grades are from the state’s 2025-26 report card:

School Grades State grade, 2025-26
Popp’s Ferry Elementary, 364 Nelson Road (west side) K-4 B
Back Bay Elementary, 340 St. Mary Blvd. (east side) K-4 A
Biloxi Upper Elementary, 1424 Father Ryan Ave. 5-6 B
Biloxi Junior High, 1921 Tribe Drive 7-8 A
Biloxi High School, 1845 Tribe Drive 9-12 B

Both elementary schools are inside West Biloxi. Grade spans are from the federal NCES school directory. The state says 2025-26 grades used the higher of the 2025-26 or 2024-25 English results because of a writing field test. More in our schools guide.

Home values

Zillow does not split Biloxi by neighborhood. Its index for ZIP code 39531 was $205,581 in September 2026, up 2.38% from $200,798 in September 2025, according to the Zillow Home Value Index. The figure for the city of Biloxi was $241,021. The index is a modeled typical value for homes in the middle of the market, not a sale price. See our home prices guide.

Parks and trails

From the city’s parks page and OpenStreetMap:

  • Hiller Park, 380 Hiller Drive, on the Back Bay: the city’s largest park at 77.87 acres, with a boat launch, kayak launch, disc golf course, basketball courts and a pavilion. Parks and Recreation’s offices are here.
  • Pixie’s Memorial Dog Park, 1950 Atkinson Road, at Hiller Park
  • Miramar Park, 1592 Beach Blvd., a shaded playground with a pavilion
  • Savarro Park and Savarro Dog Park, 1353 Irish Hill Drive
  • Tanglewood Park and St. Mary’s Park, neighborhood parks on the city’s list
  • The plan names Edgewater Park, Hiller Park and President Broadwater Golf Club as West Biloxi’s largest open spaces.

Getting around

  • Popp’s Ferry Road is West Biloxi’s only road north across the Back Bay, the plan says, over the Popp’s Ferry Bridge, a drawbridge. North of the bay, Cedar Lake Road leads to I-10 exit 44. The city is extending Popp’s Ferry Road south to U.S. 90.
  • I-110: exit 1A/1B at U.S. 90 is east of Keesler.
  • Downtown Biloxi: about 5 miles by road. Gulfport-Biloxi International Airport: about 9 miles. Both are measured on the OpenStreetMap road network and are distances, not drive times.
  • Buses: the Coast Transit Authority’s Pass Road route (Route 34) runs daily between Gulfport and Biloxi, serving the VA, Mississippi Gulf Coast Community College and Edgewater Mall; the Beachcomber (Route 1) runs along Beach Boulevard.
